Following are the January 2018 housing statistics for El Paso County (Colorado Springs and surrounding areas) including existing and new single family/patio homes).
There were 938 sales – a 22.2% decrease from 1,206 sales in December 2017 and a 3.3% increase from 908 sales in January 2017.
The average sale price was $332,834 – a 3% increase from $323,149 in December 2017, and an 11.4% increase from $298,744 in January 2017.
The median sale price was $295,000 – a 3.5% increase from $285,000 in December 2017, and an 11.3% increase from $265,000 in January 2017.
At the end of January there were 1,236 active listings (down from 1,350 at the end of December) for existing resale and new construction single family/patio homes, which represents a 1.3-month supply of inventory. This information is from the Pikes Peak MLS. A balanced market has ~ 5.5 to 6 months of active inventory.
